Refurbishment and extension of an office building located at 38 rue de Ponthieu in Paris
Built between 1976 and 1981 on a 303 sqm plot, 38 rue de Ponthieu is located in the heart of Paris’s 8th arrondissement, within a dense urban fabric characteristic of the Haussmannian cityscape.
Set within an infill site, the original building comprises five office floors above a retail base, complemented by two basement levels and a rooftop entirely occupied by technical equipment.
The project involves the complete restructuring of the building in order to modernize and enhance its architectural, technical, and environmental qualities. The intervention also restores the street alignment through the extension of the floor plates up to the fourth floor, allowing the street frontage along rue de Ponthieu to be recomposed into a more harmonious continuity.
The façades are entirely redesigned.
On the street side, a light stone façade punctuated by anthracite grey metal frames engages in dialogue with the surrounding Haussmannian architecture, asserting a sober and contemporary integration within the Parisian streetscape. Set back above, the metallic attic level extends this composition and opens onto an accessible terrace.
The roof, freed from its technical equipment through the building’s connection to the district heating network and the Fraîcheur de Paris cooling network, is transformed into an accessible landscaped rooftop. This new space contributes to improving the building’s thermal comfort while promoting rainwater management and biodiversity within the urban core.
On the courtyard side, the architectural language adopts a restrained and durable approach in continuity with the existing structure, while enhancing the envelope’s overall performance. At the rear of the plot, a glazed roof provides generous natural daylight to the heart of the block and contributes to the quality of the interior spaces.
The ground floor is entirely reimagined around a large double-height volume flooded with natural light. The removal of the basement parking access frees up the spaces, creating more open, fluid, and transparent interiors.
The project thus transforms an obsolete 1980s office building into a contemporary, high-performance, and luminous ensemble, reconciling functional requirements, environmental quality, and respect for the heritage character of rue de Ponthieu.
