Creation of a 173-unit residential development, retail spaces, a museum area, and an underground parking facility with 116 spaces

The former École d’Etat-Major in Compiègne, located to the north-east of the historic town centre between the Imperial Palace and the left bank of the Oise, has been listed as a historic monument since 2015. Wilmotte & Associés was commissioned to restore and enhance the Cour d’Orléans and to convert five buildings as part of a mixed-use development including housing, a senior residence, retail spaces, a museum area, and an underground car park.

The façade restoration preserves the existing structure while respecting the original volume and removes recent additions that detract from its character.

At ground-floor level, some openings have been created or modified, and new dormer windows, identical to the existing ones, have been added in alignment with each bay.

Across all buildings, the conversion project integrates the new housing and services within the existing structural grids.

The outdoor spaces—open to both Cour d’Orléans residents and the public—are composed of lawn squares, two rows of trees along the façades, and a mineral forecourt featuring a reflecting pool.
