Development of a timber-framed hotel complex comprising a 4-star hotel with 91 rooms, retail units, coliving accommodation, and office spaces

The All Suites 4* hotel complex is part of the recent transformation of Arcachon’s city center, along Boulevard Leclerc, in the station district. It introduces a new hospitality facility whose program, services, and architecture—both exterior and interior—are rooted in local history, respond to contemporary uses, and anticipate future needs.

The development consists of two adjoining buildings: one located along Boulevard Leclerc, the other along the railway line.

In addition to enhancing the basin’s hotel offering with its 91 rooms, the complex opens onto the city by providing coliving accommodation and flexible office spaces.

Aligned with the existing street frontage, the project features a stepped roof inspired by Arcachon’s architectural tradition and the heritage of former railway infrastructure.

Its architectural language is based on a restrained and cohesive palette of materials: dark larch cladding, Siena-toned metal, and timber-aluminum joinery.

Three landscaped sequences structure the project: a planted central patio between the two buildings above the parking level, a deck dedicated to office leisure activities, and a courtyard forming a transition with the neighboring residential buildings.

At ground level, along the boulevard, an active base—comprising the lobby, bar, restaurant, and retail spaces—brings vitality to the neighborhood.

Guided by a bioclimatic approach, the project combines a timber-frame façade with a concrete structure, ensuring both thermal performance and user comfort.

Through its balance of local references and contemporary expression, the complex integrates seamlessly into its urban and landscape context, both extending and projecting the identity of the area.
