Construction of six residential units above a base accommodating three retail spaces

The Presqu’île de la Touques, ideally located between the coastline and the town center of Deauville, is a district currently undergoing development and urban renewal. The project is part of this transformation, proposing the construction of six residential units above a plinth housing three retail spaces, on the site of a former warehouse.

The main façade of the former warehouse—remarkable for its architectural character in both its design, composition, and materiality—is preserved and enhanced. It takes on a new role as a “stage façade,” inviting discovery of the living spaces unfolding within or behind this built frontage.

This approach, combining preservation and renovation, reveals the history of the site, preserves its identity and authenticity, while giving it a new life that meets contemporary requirements.

The palette of materials is deliberately restrained. Brick, the project’s defining element, anchors the building in continuity with the local architectural heritage, bringing warmth and texture. Glass introduces a subtle and elegant contemporaneity, opening the spaces outward, offering privileged panoramic views and maximizing natural light. Metal, through its clean lines and durability, both contrasts with and complements this trio, ensuring not only the project’s aesthetic quality but also its longevity.

The creation of double-height living spaces echoes the slender proportions of the large window openings typical of 19th-century industrial buildings, enhancing the generosity of the interior volumes.

The result of a search for balance between urbanity and intimacy, this mixed-use project—combining housing with ground-floor retail—creates a more convivial living environment, encourages a diversity of uses, integrates seamlessly into its urban context, and contributes to its vitality.
